I was notified by a company out of california i had a substantial surplus from a forclosure. Prompt and courteous service.

My title insurance company had retained Rathbun Bateman to file a lawsuit to correct my deed. This isn't as adverse as it sounds; the relief we sought was merely for the seller to sign and notarize a deed correction of mistakes made by the real estate attorney who drafted the original deed. We only resorted to filing a lawsuit after the title claim representive had reached out to the seller multiple times, but she didn't respond. The lawsuit enabled us to, based on the evidence, to get my deed corrected whether she cooperated or not. It wasn't adversarial to the seller; we just wanted the right thing to be done, so it wouldn't complicate future sales of the property.

Mr. Bateman was courteous and sympathetic to both parties and was able to calmly and gently explain to the seller that there was no need for her to panic, as all we wanted was for her fix something that wasn't her fault, but only her notarized signature could fix. She complied with the request and Mr. Bateman expeditiously moved the court for a final order and dismissal for the convenience of all parties.

Now that my deed has been corrected, it no longer presents a possible barrier to future title settlements, insurance claims, or matters where the property could serve as collateral.

UPDATE: While the court order was executed promptly, it took a while for the court to record it with the county treasurer and I suspected that happened, when I started getting marketing information about mortgage insurance. I checked by county assessor records and the spelling of my name was finally corrected.
