I first met Angi Krachinus when I dropped off our personal check as earnest money at her office. We recently moved to Seattle from Boston. With our east coast bank having no presence in the west coast, navigating payment for buying a property was not as easy as we had imagined. That’s why we truly and sincerely appreciate Angi and her entire team (Krista and Bailey) for their willingness to help and support by discussing with us of different payment options so that we can be well prepared in advance. I’m particularly grateful to Angi for her extremely kind and generous help when I didn’t feel comfortable with a cookie cutter standard sentence on one of the closing documents and asked her if she could change the verbiage to be more fitting to our specific situation. She went above and beyond to help us make the changes so that we could feel more comfortable with the document. Cindy Hanson is a very good escrow agent. There had been alot of problems on the sale of my home on buyers side. Took extra month to close and it wouldn't have closed if not for her. She's on top of everything letting me know what the next problem was. The agents weren't very good, but she handled them like a professional.
I was in the escrow and title business for 30 years and really appreciate that someone knows what they are doing and following through, but doesn't say what they think you want to hear but is really going on.

The GRLG Legal and Escrow teams were rock stars when dealing with a particularly high stress transaction this past month. I represented the seller who was an attorney and the selling agent's client was also an attorney. Due to competing offers, the buyers released the earnest money to the sellers, but had a financing contingency protecting them from a low appraisal. Long story short, the initial appraisal came in at value, but it was reviewed at the last minute by the buyer's lender. While it was in review, the contract expired and there was a lot of confusion regarding the status of the Earnest Money and the contingencies. Then the appraisal review value came in low. Fortunately, the selling agent and I were able to keep the transaction together by changing lenders, and the GRLG team did a fantastic job keeping the buyer and sellers emotions and expectations grounded. The legal team gave the listing side great advice on how to proceed, and the escrow team was very professional when dealing with people from all sides, including the lender. Bottom line is that they were a key contributor in the success of this transaction. I continue to happily recommend them to all of my clients.
