I strongly urge others to read reviews before engaging with this firm. My client initially paid $2,700, only to be hit with unexpected charges that should have been covered in the original fee. In total, they ended up paying $5,955.

Even after canceling the service, the firm had the audacity to send an additional invoice for $1,575 along with a threat to send it to collections.

This kind of conduct is unacceptable. My client is in the process of reporting this behavior for harassment and unethical practices. I encourage others who’ve had similar experiences to report the firm to the appropriate professional board. Let’s hold them accountable.

Asked for help several times from Collections. Most recently a lawyer took my call on Feb 18, 2025 and assured me they'd reach back out. Nothing. Tried again Apr 24, 2025, tand this time another lawyer said she'd walk it down to Collections personally. It's now May 16, 2025 and I've never heard back from anyone. You need a miracle to collect on delinquent tenants in Los Angeles alone and trying to pay Block for help is also futile. Screen your tenants VERY carefully. There is no recourse.

I wish I had read the reviews before I wasted my money on this firm. If you’re a landlord who loves to get an ulcer and a nervous breakdown chasing your attorney to evict someone, you’re in the right place. They’ll give you all of that but the eviction part. They’ll almost work more for your tenant but you fit the bill. They take way too long to respond or even answer your calls. I couldn’t be more disappointed. I wish Dennis Block himself would read the reviews. They’re taking way more cases than they can handle.

Lanlords be aware. Do not work with this firm. They modify their contracts to cheat lanlords out of thousands of dollars. I paid this firm over $2700 for eviction only to be charged $4000 more before going to court for preparing for jury trial thst never happened. We setteled with the tenants and never went to trial. Complete rip off. They play both sides to their advantage. They tried to charge me an additional $1700 to quit my case , but I found out through arbitration that they are not allowed to charge to recuse themselves from my case. You have other choices, don't use them. They will screw you one way or another. Worst attorney to deal with and they are getting more greedy even with all these eviction cases.

Details about the case: I am a small time landlord. I have never gone through an eviction or a civil suit. Tenant stopped paying rent for a few months. I was guaranteed that it would turn out favorably for me, as they had not paid rent.

Experience: They will not return your emails or calls. Throughout my case I was issued a different representative from this firm. For a deposition, (held online), I was called 30 minutes before court appointment (This was only after 2 weeks of emailing and calling asking what time the deposition would be. I never got a response on something so basic until the day of). The call was a 2 minute phone call and did not prepare me for the deposition. The attorney assigned was clueless and shared that it had been years since he had last practiced. Due to being forced to disclose my assets during this deposition, the tenant filed a civil suit totaling to 1 Million. There were 2 court appearances after this. First one, DPB staff was not prepared to explain to the judge that the eviction and civil suit were two different matters. The judge ruled that the civil suit had to be settled before the eviction could take place. Second court meeting was an appeal. A different representative showed up. He was late, and had no idea what my case was about and even had the wrong property address. After admitting that he didn't know what was going on in front of the judge, we stepped outside the court room, he reviewed the case and then went back to the judge ... only for the judge to deny our appeal. After that meeting, he shared that his office had made a mistake in the RSO paperwork and that our eviction might not hold even after the civil suit. A few hours after this, he texted me asking if we would pursue the case and that he was more than willing to represent me personally, outside of DPB.

Where the case is now: The case is still open and tenants (at this point, squatters) are still living at my property rent free. It has been a year.

In sum: I was ignorant and naive to keep being represented by DPB. By the time I realized I needed to hire a different firm, it was too late.

Pros: They are great at serving notices. But that is just about it.

Worst attorney ever! Charged me $2,700 and on top of that $250 because of an error on their end! It's been 5 months and they still can't evict the tenant due to nonpay. I will be disputing my charges and will be changing this attorney.

Did not read minutes and performed illegal tactics. They do not obey the law. You will be very sorry if you engage with this firm . There are also many stories of them draining your bank account for many hidden fees. They will find you wherever and do it. They lie, lie, and lie some more.

When you sign up with a lawyer, you expect their service to be professionally comprehensive. Even though it might not feel well, you should want them to be honest and upfront, and not mislead you. When hiring counsel, integrity is an essential part of the service they provide. But some lawyers are in on the hustle and show us all why there are so many jokes about lawyers. Be sure your lawyers know that THEY work for YOU! And be sure they are not telling you what you WANT to hear, but what you NEED to hear.
