Absolutely the kindest people work for Capital City! From the moment we called requesting information on a property with the nicest ladies in the office, to JR showing us the home. He was BEYOND informative, upfront, honest, and showed us so much kindness. He answered all of our many questions and even gave us great information about the surrounding areas. They will fill your properties with crackheads & trash, they do not check for evictions, their choice of tenants will destroy your properties. Look up the amount of evictions they have their attorney process in a month, that will speak for itself. The monthly owner statements are always late and always inaccurate. They do not contact your contractor contacts you provide or contact you when they’re over the agreed work amount. They do not make you aware they withhold reserve money from your Owner Statement. At time of termination, they withhold Tenants Security Deposits forcing you to reimburse Tenants Security Deposits out of your own pocket. They will lose all your keys & not return them. They forget about your vacancies and leave them under construction for 3 months or longer, none of their “workers” will return to complete your vacancy for months at a time. Their “workers” do terrible work, they get paint all over everything, they choose the same quality workers as tenants. They do not require or check to make sure Tenants put utilities in their name. They let weeks and months go by before they serve a 5 day notice, or file for eviction. They have no experience in Property Management or being a Landlord, they over promise and don’t deliver. You are better off selling or self managing your own properties in a different country than to hire this company.

They sold my lease to another company instead of fixing the issues. I had to put in multiple service requests to fix my flooding basement of sewer water. Right before they sold the property they just closed out all the work orders for the property and now I have to start the process all over again because these people cant be bothered to give the new owner the maintenance requests. Just a freaking joke. I would love for the same thing to happen to these "property managers" of coarse they still wouldn't fix it...

Our apartment complex is being condemned and CCPM have been saying there is nothing to worry about for months! We didn't learn how far in the process the condemnation was until we received a letter from CWLP last week stating the water and shared electric was $126,000 past due and it would all be shut off on May 1st. We called the City of Springfield and they informed us that they have been working on this case for months because the complex has NUMEROUS CITATIONS and that they were unsure why this information was not being shared with us.

Texts we received from JR stating they "have handled all the issues the city had requested of us" and one text specifically states: "Good afternoon, tenants! This is just a follow-up text regarding the flyer that was posted on your door earlier this week. The flyers were posted by Fifth Street Rennaissance who aids in homelessness prevention. They were merely there to get tenant information just in case the complex does close down upon condemnation. At this time there is no condemnation taking place so as I had previously stated there is nothing to worry about. If and when anything happens we will be sure to reach out to every tenant to make them aware of anything that they need to know. Please STOP worrying until there is actually something to worry about."

I'm normally don't like leaving these types of reviews, but today CCPM had the AUDACITY to leave the following voicemail:
"By now, I'm sure you are aware you will need to move soon - we were calling to see if you would be interested in any of our other properties". Their lack of transparency has thrown our lives into absolute chaos, and they expect me to want to rent from them again?

Renters beware. So many people still live in our complex and are now in crisis trying to find a place to live and cover the costs of moving.

I understand they are not the owners and I don't blame them for the property condition - they've only been managing the property since June 2023, and it was already going downhill before then - but they ACTIVELY TOLD US THERE WAS NOTHING TO WORRY ABOUT (via texts signed JR Hinchey) and now THE TENNANTS are the ones suffering the consequences.
