Do not use this Title Company! We used them 6 years ago and recently found out that they made a gross error of only giving us a deed for 1/2 interest in the property that we purchased. We discovered this when we were selling the property and the buyer's title company did a title search and informed us of this devastating news. The solution was to track down the prior owner and get her to sign a corrected deed. They tried to find the previous owner, but could not locate her and told us they were washing their hands of the situation and we should contact our Owner's Title Policy that we purchased. We were so thankful we purchased that policy. But we quickly learned from their claims Counsel that we had NO coverage for any claim made under the Owner's Policy because we only owned 1/2 interest in the property. We began to make phone calls trying to track down the prior owner and followed any lead we could get. We located the owner and went to her home and told her of the situation and she gladly signed the new corrected deed. We diverted what could have been a court battle over title. When you hire a Title company to do a title search and give you a deed, you expect the job to be done. To make things worse, we contacted Bankers Title Shenandoah, LLC several times asking to be reimbursed for the Owner's Title Policy that they sold us that had no value at all. They ghosted us and eventually replied by telling us they would not refund our money we paid to them for the Owner's Policy. Don't use them!

As a lender, I've dealt with a lot of attorney's and title companies throughout my career. Hands down, Bankers Title is head and shoulders above everyone else. Their turn times are second to none. They are extremely knowledgeable and super friendly. I have no doubts when recommending borrowers to close with them. I can honestly say, they have never caused any delays in any of my closings.

I particularly like how quickly they get us our feedback in light of all the the changes resulting from TRIDs!
